Reservations & Payments
Booking a reservation is easy!
1. Use our website to view availability, property listings, and amenities. Once you've selected your stay dates and a property, reserve on our website or give our reservations team a call at 435-922-0500. Payment is due at booking, see payment terms below.
2. Primary guest will receive a reservation confirmation and rental agreement via email to securely e-sign. Rental agreement must be signed in order to receive check-in information for the home.
3. Sit back, relax, and plan for your upcoming stay! We'll send you periodic emails with important reservation information in the months, weeks, and days leading up to your stay. Access to the resort amenities including the pool and clubhouse is included with your reservation.
Payment Policy: If your reservation is made 30 or more days prior to arrival, 50% of the total rental fee is due at the time of booking. The remaining balance is due 30 days prior to arrival and is charged to the credit card on file. Reservations arriving within 30 days of booking are required to pay the full balance at time of booking.
Cancellations & Refunds
If you choose to cancel your trip, you have up to 30 days from your arrival date to cancel and receive a full refund. Cancellations made within 14-30 days of arrival date are 50% refundable. Cancellations made within 14 days of arrival are non-refundable. Refunds are issued to the original payment method and have a processing time of 10-14 business days.
If you booked with Airbnb, please refer to that platform to review your cancellation policy or cancel your reservation.
Changes to your reservation must be made 30+ days prior to arrival. This includes changing your stay dates or switching properties.
Expect the unexpected! Invest in Travel Insurance to protect your trip from the unexpected such as job loss, trip interruption, and illness. Travel Insurance is available through our partner, Generali Global, and can be added to your reservation at check-out. Travel Insurance is non-refundable and can only be purchased up to the date your final payment is due. While optional, we strongly recommend it so that you may be financially reimbursed in the case of unforeseen events.
If purchased, the primary guest will receive an email with policy information from Generali Global immediately after booking.
Check-In & Check-out
Check-in is after 4:00 pm. Early check-ins are not permitted without prior approval from Arcadia Resort and can only be approved within 24 hours of your check-in date. A $50 - $100 service fee is applicable based on approved check-in time. Subject to availability.
Check-in is easy! No need to visit a front desk. We'll email you a door code and important access information 3 days prior to arrival.
Check-out time is before 11:00 am. Late check-outs are not permitted without prior approval from Arcadia Resort and can only be approved within 24 hours of your departure date. A $50 - $100 service fee is applicable based on approved check-out time. Subject to availability.
Check-out procedures are simple -
Return the key fob and garage door opener if borrowed, to the black box in your garage. There is a $25 charge per item if not returned.
Remember to log out of your personal streaming services on the TVs.
Load your dishes and start the cleaning cycle.
Remove all the trash and place the can on the curb.
Please DO NOT strip or make any of the beds. Leave towels in the bathrooms.
As you exit the front door, push 1-2-3-4-5-6 and then the green check mark. This will notify housekeeping that you have left the premises and it is ready for them to clean.
Arcadia Resort does not feature any pet friendly properties. Violation of our no pet policy will result in a fine being charged to the card on file.
Arcadia Resort welcomes and accommodates service animals meeting ADA guidelines, which includes "a dog that has been individually trained to do work or perform tasks for an individual with a disability". This policy does not extend to emotional support animals or comfort dogs which have not been trained to assist with a specific task for a person with a disability.
We are a smoke-free resort. Smoking and vaping is prohibited on all grounds within Arcadia Resort, including inside the property, on the patio, in the garage, as well as at the clubhouse, pool, common area lawns, and private streets of Arcadia. Violating this policy will result in a $500 fine + any additional cleaning fees required to remove all traces of smoke from the area.
A rental agreement is emailed to the primary guest after booking. It must be e-signed in order to receive check-in information. An additional copy of the rental agreement is provided on the check-out page of our website.
Maximum occupancy for each villa is noted in the listing and should not be surpassed. You will be provided wristbands for pool entry up to the maximum occupancy of the house.
All properties feature a 2-car garage with adjacent driveway space. This offers parking space for 2-4 vehicles depending on vehicle size. Street parking is permitted in the space directly in front of your villa.
Boat, trailer, and RV parking can be found at the north end of Arcadia off Rachel Drive & Hamlin Pkwy. Spots are first come, first served, Boats, trailers, and RVs cannot be parked on the streets of Arcadia.
Resort & Pool Policies
Access to the resort amenities such as the pool and clubhouse is included with your reservation. To access these amenities during your stay, you are required to wear a wristband. Wristbands can be picked up at the clubhouse after arrival. Wristbands are provided for each reservation up to the maximum occupancy number of the specific villa rented.
Our pool is open 9am - 9pm daily with key fob access. A pool key fob can be checked out from the front desk after arrival.

A list of standard kitchen and home supplies can be found here. Each villa is stocked with these items.
Unique amenities provided by the homeowner are listed in the property description of each home, such as hot tubs, gaming equipment, arcades, TVs, and other similar items. Arcadia Resort makes every effort to ensure the functionality of these items before your arrival and that unforeseen repairs are made in a timely manner. Please be aware that some equipment may require repair services from 3rd party providers and because we are limited to their schedule availability, immediate service may not be available on weekends, holidays, or after-hours. Arcadia will make every attempt to schedule service as soon as possible. Servicing of non-emergency requests made after-hours or on Sunday will be handled the following business day.
